What do you need before you start?

One thing: the project's UP-RERA registration number, in writing, from whoever is selling it. A note on wording before you start: what a buyer calls the builder, the register calls the promoter. Same party, regulator's word — so when you search up-rera.in for a builder, you are looking for the promoter of record. A registered project's number reads UPRERAPRJ followed by digits; a project that has only applied for registration and hasn't cleared it yet carries a different-format number, UPRERAPRM. If you're only offered a name with no number, that's the first thing to ask for, a promoter cannot lawfully advertise or collect money for an unregistered project in Uttar Pradesh.

Minute 1–2: confirm the registration itself

Confirm three things match what you were told: the registration number, the promoter's name, and the project's location. Read them on this site's project index or on the official portal, up-rera.in. A mismatch on any of the three is worth stopping on before you go further.

Minute 3–5: read the completion date and the extension history

Every registered project's page here shows the date declared at registration, the date currently on file, and every extension filed in between, in sequence. If the two dates match, the project has never revised its timeline. If they don't, read how many extensions it took to get there and how large the total move is. A revised date is a routine, lawful entry, but the size and count are worth weighing.

Minute 6–7: check the promoter's other projects

One project tells you about one project. The promoter's own page shows their full portfolio registered in the district, every registration with its dates and documents, each on its own page. Read the pattern across their filings rather than any single project as a verdict.

Minute 8: check the complaint count

Both the project and the promoter carry a complaint count on the public record, the number of complaints filed against them with UP-RERA, shown as a plain figure on each page here. It's a count, not an outcome: it tells you a complaint was filed, not who was right. Worth knowing before you commit, and worth asking about directly if the number is more than a handful.

Minute 9–10: check the documents on file

Scroll to the project's documents section for the list of what's been filed, sanctioned plans, the promoter's affidavit, the engineer's and architect's certificates, the proforma agreements you'll eventually sign. A project deep into construction should show certificates and sanctioned plans on file; one just registered may not yet, and that's normal at that stage.

UP-RERA par project verify kaise karein?

Project ka UP-RERA registration number maangiye, likhit mein. Registered project ka number UPRERAPRJ se shuru hota hai; sirf apply kiya hua project UPRERAPRM se — agar sirf naam mile aur number nahi, to yehi pehla sawaal hai.
